This 3 story, 54,000 SF office building was designed as to house a bank on the first floor, with the upper two floors vacant for future tenants. Located in the medical district in Savannah, the site was very tight and restrictive, so the building was designed to get the maximum square footage from the available footprint. In order to provide the owner with an economical tenant building solution, the building structure is steel frame with precast concrete veneer. The detailing of the exterior precast veneer provides the appearance of class a professional office space, with a hint of classical detailing and massing. The central core of the building includes corridors, toilets, and exit stairs. The column grid and exterior window openings we designed on a corresponding grid to allow for maximum flexibility in future tenant buildouts. Estimated construction cost was $4,300,000.00.
